Acceptance of these terms

By accessing or using the KNM Property Group website, or by making an enquiry through it, you agree to these Terms and Conditions and to our Privacy Policy. If you do not agree, please do not use the website.

These terms govern your use of the website and your dealings with us before a transaction. A specific property sale, purchase or service will also be governed by the separate written agreement made for it.

About KNM Property Group

KNM Property Group (“KNM”, “we”, “us”) sells homes, land and commercial property to buyers and investors across Kenya. KNM is part of a group of companies that includes N.M. Kamwendwa & Co. Advocates, CBD Property and Whitestone Auctioneers. Each company is a separate business, responsible for its own services.

Independent advice. KNM is a property sales business. We are not your advocate. We recommend that you instruct your own advocate for any purchase or sale, and you are free to choose any advocate, including one from outside our group.

Using our website

Permitted use
You may browse listings, make enquiries and use the site for your own lawful, personal or business purposes.
Accurate information
Information you give us, such as contact details and budget, must be true and up to date.
Your responsibility
You are responsible for your device, your connection and any costs of accessing the internet.

We try to keep the website available and error-free, but we do not guarantee uninterrupted access. We may suspend or change parts of the site at any time without notice.

Property listings

Our listings are prepared with care, but they are provided for general information only.

✓Descriptions, sizes, photographs, prices and availability may change or contain errors, and may not be updated immediately
✓Images, plans and artists’ impressions are illustrative and may not show the exact property or boundaries
✓A listing is an invitation to enquire. It is not an offer capable of acceptance, and a property may be sold or withdrawn at any time
✓Land sizes, boundaries and ownership details must be confirmed by an official search and a survey before you commit
Do your own checks. Before buying, we strongly advise you to verify ownership at the relevant land registry, confirm the property’s status and any charges, get a survey where needed, and inspect the property in person.

Buying and selling property with KNM

1
1. Enquiry
You contact us about a property or ask us to help you sell one. Nothing is binding at this stage.
2
2. Viewing and offer
We arrange viewings and share your offer with the seller. Offers are subject to contract.
3
3. Written agreement
A sale is binding only once a written agreement is signed by the parties, in line with Kenyan law.
4
4. Completion
Completion and transfer are handled by the parties’ advocates and the relevant land registry.

If you appoint KNM to sell your property, the terms of that appointment, including any exclusivity and our fee, will be set out in a written agreement with you.

Payments and fraud safety

Property fraud is a real risk in Kenya, so please follow these steps to protect yourself.

✓Pay only into bank accounts that KNM or the seller’s advocate has confirmed in writing
✓Before sending any money, phone us on +254 734 276 222 to confirm the payment details
✓Always ask for a receipt, and keep copies of all agreements and payment records
✓Do not pay a deposit before you have seen the property and the ownership documents
If you receive a message that appears to come from KNM asking you to pay to an unfamiliar account or number, do not pay. Contact us immediately.

Fees

Browsing the website and making an enquiry are free. Any commission, fee or charge for our services will be explained to you and agreed in writing before you become liable to pay it. Our fee is separate from legal fees, valuation fees, stamp duty, registration fees and other taxes and costs, which are paid to the relevant professionals or authorities.
